In case you can’t make it in right away, here are the answers to some of your most frequently asked questions. It is also an outline of the steps to get you from where you are now –to living in your beautiful, new Avtec Home!

Whether you are going to build your dream home from scratch, or you want to purchase a home that is already built, your financial readiness is the FIRST STEP toward home ownership. Our Lending Partners are standing by to help you through the process. Some people wrongly assume they cannot purchase a home, but there are MANY ways to mortgage a home. Once you and your lender have decided the best loan type for you, they can accurately predict the down payment, closing costs and monthly payment for your new home. But first… 

Let one of our Lending Partners look at the following things for you. 

  1. Credit Score. Is it where it needs to be? Even though you can check your own score, what you are seeing may not be what is coming up when a lender checks it. A higher credit score, can significantly improve your chances of approval and help you secure the best interest rates.
  2. Debt to Income. Is there room in your budget for the payment? Chances are you are already using a portion of your income for rent or some other kind of housing expense. While current mortgage rates are higher than they have been in recent years, it’s still quite possible you can afford a house payment.
  3. Sufficient Savings? Do you have enough savings or investments (like a 401K for instance) that you can use to cover your down-payment and closing costs? Even though you may not have a large amount in your savings account, you may still be able to purchase a home! Are you a first-time homebuyer (this applies to anyone that has not owned a home for three years or more). Are you a veteran? The VA loan program does not require a down-payment, and there is no mortgage insurance needed in your payment!

Okay! You are financially ready, or now know what you need to do to get there. What’s next?

The timeline for when you want to be in your new home is the next thing you need to consider.

Avtec Homes has multiple Inventory Homes under construction at any given time, at nearly every stage of the building process. Some are Ready Now, some will be ready in 3-6 months, others in 6-10 months. If you have 12 months or more available to you, then you have the option to BUILD your new home. If you build, you will be able to choose the colors, finishes, options and upgrades you want for your new home.

No matter what your timeline is, we will work with you to see what home plan you like best and where and when we might have one ready that suits your needs.

30-60 Days


If you want to be in your new home in the next 30 – 60 days
, you must be free to do so. These three points will need to be true of your situation:

  • You do not currently own a home that you need to sell before you can purchase.
  • You are not currently bound to a lease agreement that needs to end before you can purchase.
  • You already live and work in Brevard County, Florida, or close enough that you will not need to change employment, OR, your work or retirement income is not affected by your home’s location. Importantly, changing employers or job types can affect your ability to borrow, so you need to be sure you have discussed everything you are planning with your lender. 

3-6 Months


If you want to be in your new home within 3-6 months
, all the above points will still be necessary, but you will have a little more time to get ready. You will also have more options regarding home plans that might be ready for you in that time span.

6-10 Months


If you want to be in your new home within 6-10 months
, again, all of the above will need to be true. But now you have additional time to plan for a lease agreement adjustment, selling your current home or even changing employment. If any of these factors will be part of your move, you will need to work closely with your Avtec Homes New Home Consultant and your lender. We want to be sure that the timeframe for all events will work well for you. 

I have time and I want to build! 


Currently, the local permitting process takes approximately 5-6 months. There are several different permits that Avtec Homes needs to have before we can even apply for a building permit! Once we have the building permit in hand, construction will take another six months. We always ensure that our home buyers understand that
many factors can impact the time it takes to build a home. If all goes as planned from start to finish, 12 months (6 months permitting + 6 months build time) is a reasonable timeframe in which to expect completion of your new home.

Now you have lots of choices! Let’s take another look at where you want to build your home and what Home Plan you like best.

Choosing a home plan to BUILD

Now that you have decided to build, you can choose whatever plan you like! Our Home Plan page lists all the homes we are currently building. Many of these have virtual tours to help you better visualize the living space. If the home plan you wish to build also happens to be under construction nearby, we are happy to make an appointment for you to see it. 

Avtec is able to make various modifications to your home, when you are building from scratch. If your desired home plan is “almost perfect,” talk with your New Home Consultant to see if the change you would like is possible. We have done many upgrades and modifications over the years, so we may even be able to suggest something you didn’t think of! Ultimately, the choices are yours. 

Upgrades and most plan alterations do cost you a bit more, so be sure to consider what you really want or need in your home –and whether your budget will allow for the extra cost. Our homes have been designed to include everything most homebuyers want and need. You might not want to change a thing!

Choosing a home site, or building on your own property

Important note: Currently, Avtec Homes is building in Palm Bay, Florida and surrounding areas only. 

On an Avtec site

Avtec Homes has a number of vacant home sites (lots) from which you may choose. The lot prices take into account the fill dirt needed for the building pad, whether the property has city water and/or sewer available, and all hook-up fees. It is also possible you may prefer something other than the site locations and utility configurations we currently have in inventory. 

Most Palm Bay lots will have Well Water with Septic Systems. There are also City Water-Septic System lots and City Water-Sewer lots. It is important that you understand what is available on the site you select. Your New Home Consultant will be happy to explain the differences between these and how those differences affect your property and the size of the home you can build. It is also important we know any special plans you may have for the future, like adding a pool, or other outbuildings after you move in to your home. 

On your lot

Great! You already own a piece of property in Palm Bay on which you’d like to build. Avtec Homes will inspect your lot and advise you regarding several important considerations:

  • Location, size and shape. Our base price includes clearing up to 80’ x 125’ (10,000 sq ft) and 50 loads of fill. If your lot is low, oversized, or a corner lot, it will likely need more clearing, fill and grading. This additional cost would be added to the base price of the home. 
  • Additional hook-up fees. Our base price includes a potable well and Nitrogen Aerobic Sepic system. If you have a city water lot, you will be credited the well cost, but the city water hook-up fee is more. If you also have sewer available, the hook up fee may be more than a septic system.  
  • We need to ensure the home plan you have chosen will fit on your lot. If you have plans to add a pool later, we need to be sure it can also be accommodated. 

Important: Please be aware that the deed to your lot will need to be transferred to Avtec Homes prior to the start of the permitting process. 

Finalizing your choices

Now it’s time to make the final choices for your new home. You’ll choose from the colors, finishes and style options that will make your home unique! Any plan modifications and upgrades will be spelled out and added to the base price of the home plan, along with any additional site costs determined by your lot evaluation (if you own your own lot). Now we have the total price of your home! 

Writing the Sale and Purchase Contract

When your purchase agreement is completed with all the correct information, we will make an appointment for you to come in and review and sign it. Once the contract has been signed by you and the Avtec Homes’ Division Manager– we are ready to go! 

Copies of the executed contract will be sent to you and your lender via email with a “Welcome to Avtec Homes” letter. After that, the multi-step permitting and construction process will commence. Months later, it will all culminate in a “closing” appointment with the title company, at which you will be given the keys to your new Avtec Home and can begin Building a Better Life!
