Choosing a home plan to BUILD
Now that you have decided to build, you can choose whatever plan you like! Our Home Plan page lists all the homes we are currently building. Many of these have virtual tours to help you better visualize the living space. If the home plan you wish to build also happens to be under construction nearby, we are happy to make an appointment for you to see it.
Avtec is able to make various modifications to your home, when you are building from scratch. If your desired home plan is “almost perfect,” talk with your New Home Consultant to see if the change you would like is possible. We have done many upgrades and modifications over the years, so we may even be able to suggest something you didn’t think of! Ultimately, the choices are yours.
Upgrades and most plan alterations do cost you a bit more, so be sure to consider what you really want or need in your home –and whether your budget will allow for the extra cost. Our homes have been designed to include everything most homebuyers want and need. You might not want to change a thing!
Choosing a home site, or building on your own property
Important note: Currently, Avtec Homes is building in Palm Bay, Florida and surrounding areas only.
On an Avtec site
Avtec Homes has a number of vacant home sites (lots) from which you may choose. The lot prices take into account the fill dirt needed for the building pad, whether the property has city water and/or sewer available, and all hook-up fees. It is also possible you may prefer something other than the site locations and utility configurations we currently have in inventory.
Most Palm Bay lots will have Well Water with Septic Systems. There are also City Water-Septic System lots and City Water-Sewer lots. It is important that you understand what is available on the site you select. Your New Home Consultant will be happy to explain the differences between these and how those differences affect your property and the size of the home you can build. It is also important we know any special plans you may have for the future, like adding a pool, or other outbuildings after you move in to your home.
On your lot
Great! You already own a piece of property in Palm Bay on which you’d like to build. Avtec Homes will inspect your lot and advise you regarding several important considerations:
- Location, size and shape. Our base price includes clearing up to 80’ x 125’ (10,000 sq ft) and 50 loads of fill. If your lot is low, oversized, or a corner lot, it will likely need more clearing, fill and grading. This additional cost would be added to the base price of the home.
- Additional hook-up fees. Our base price includes a potable well and Nitrogen Aerobic Sepic system. If you have a city water lot, you will be credited the well cost, but the city water hook-up fee is more. If you also have sewer available, the hook up fee may be more than a septic system.
- We need to ensure the home plan you have chosen will fit on your lot. If you have plans to add a pool later, we need to be sure it can also be accommodated.
Important: Please be aware that the deed to your lot will need to be transferred to Avtec Homes prior to the start of the permitting process.
Finalizing your choices
Now it’s time to make the final choices for your new home. You’ll choose from the colors, finishes and style options that will make your home unique! Any plan modifications and upgrades will be spelled out and added to the base price of the home plan, along with any additional site costs determined by your lot evaluation (if you own your own lot). Now we have the total price of your home!
Writing the Sale and Purchase Contract
When your purchase agreement is completed with all the correct information, we will make an appointment for you to come in and review and sign it. Once the contract has been signed by you and the Avtec Homes’ Division Manager– we are ready to go!
Copies of the executed contract will be sent to you and your lender via email with a “Welcome to Avtec Homes” letter. After that, the multi-step permitting and construction process will commence. Months later, it will all culminate in a “closing” appointment with the title company, at which you will be given the keys to your new Avtec Home and can begin Building a Better Life!
